    Where would one buy a freehold lodge or site for a 50 bed lodge that isn't on land leased from the government or Lend Lease, that is

    - close to both Perisher & Thredbo
    - on a lake or river
    - near nightlife

    I would say Jindy, but most lickly out past Station and you would do well supplying a shuttle bus.

    Yeh Jindabyne or on the Alpine Way up to skitube.

    Lake Crackenback might be worth having a look at. Its just outside of the national park and looking at their website has some freehold land on sale (included with architect designed and council approved homes if you want to use them). Two problems I can think of though is will the zoning of the land allow you to build a 50 bed lodge and also its about 15 minutes drive to Jindabyne which is the closest nightlife.

    No chance of building a large lodge at Lake Crackenback, you'd be in competition to the owner.

    Several large lodges in Thredbo Valley already, could probably find somewhere.

    Not sure about Jindy itself, although there are 2 DA approved sites in Jindy for motel/lodge.

    We're a non profit tax exempt where the cost of renewing a lease, general operations and overdue structural work (as well as lift tickets) make it necessary to either sell up or buy something that can give:

    - access to Thredders AND to the Packer Pass Resorts;
    and/or
    - Hotham;
    - Dinner Plain

    OR

    US, Canadian and French resorts for $US100 per family per night.

    Went and saw an amazing property that fits your bill on the alpine way.

    Best views I have seen in the mountains!

    Fronts the little thredbo for 3 km and only 5 mins from ski tube.

    Bit exxy for me but might be in your budget.....
