I've heard many a tale about how what % of beds have to be available as holiday accommodation in Thredbo. Does anyone know, or can guess what the word is on living in Thredbo. I'm led to believe you can only live there (or in the National park) permanently if you run a business there. I'm interested from a law point of view, not what or who do/have done - just check my location.
SJS has an answer that I've forgotten and I've disturbed her enough this week. Anyone else?

Supposedly all beds are classed as holiday accom (apart from example as you noted) and therefore should only have max 2 week stays but it is obvious that it is ignored.
There is (could be was by now) a few sections in Jindabyne that had the same "holiday accommodation" zoning but that was ignored also........
Either way it would waaaaaayyyyyyyyyy to hard to police and enforce, I mean anybody could go apartment swap for 1 night every fortnight to get around it

We looked at buying a while ago and from memory the sub-lease rules in thredbo says accomm has to be available to the public for 6 months of the calendar year and therfore occupied max 6 months by the sub-lessee.
For Perisher I think it's the same plus you can only occupy max 6 weeks during winter.
Not sure if this has changed though or what the rule is if you own/run a business.

Spaz not sure if this helps but it might be a similar situation as the "shacks" in the Royal National Park at Garie, Burning Palms, Era,etc. and the old ones that were (all but about two have been demolished) at Bonnie Vale (Bunndeena). All I know is that they are on a 99 year lease but I'm not sure of the living permantley arrangmment though. It could be similar situation, they have a formed a group to help save the remaining shacks and get them placed on the heritage list. If you want to find anymore information about this there is an artical in the Sutherland/St Goerge Leader (avaliable on line as part of the Fairfax group) they may know more inofrmation about permanent living arrangments that may help.

I have family that "own" one of the shacks at Little Garie.... they are on a 99yr lease with the NPWS but have strictly rules than the units and lodges in KNP. From my very sketchy memory, the leases at those shacks must remain in the immediate family (can't be sold) is one I recall the best.
My parents have photos of when they were building the shack somewhere. Beautiful part of the world..........
